Annual Dues
At the 2024 Annual Owner Meeting the assessment for 2025 was raised to $220 (a 10% increase) because of rising landscaping maintenance costs.
The assessment (or "dues") are due on March 31st of every year. The invoice is send out annually with the spring newsletter in February or March, together with the Annual Owner Meeting announcement, a proxy sheet for this meeting, and financial information for the past calendar year.
If dues are not paid by the end of June of every year, Fleming Properties LLC will send out a first reminder.
If dues are not paid by the end of July of every year, Fleming Properties LLC will send out a second reminder. At this point, ODHA charges a one-time $25 late fee and interest will accrue.
The ODHA fee schedule was last updated in 2022 and will be revised in 2025/26.
At the 2021 Annual Meeting, a MOTION was made to increase annual assessments starting in 2022 by 10% for three years. This would allow for better proactive management of landscaping and upkeep of common spaces. The 10% increase would raise the then current assessment of $150 per annum to $165 per annum in 2022, $181.50 per annum in 2023, and $200 per annum in 2024.
At the 2024 Annual Owner Meeting another 10% increase in assessments was approved to keep pace with increasing maitenance costs for infrastructure replacements and landscape maintenance.
